Tenants


Should you find a property to suit your needs, the process is simple. We will manage the whole process on your behalf, obtaining references, carrying out a ‘check in and check out’ and holding your deposit in the Tenancy Deposit Scheme(TDS). The TDS is a national scheme to ensure your deposit is safe throughout your tenancy.

Fees for existing tenants, in accordance with the Tenancy Act 2019, who entered into a contract before June 1st 2019:

Any changes made to the tenancy documents after the commencement of the tenancy (e.g. permitted occupier added, permission to have pets) : £50
Charge for late payment of rent: Limited to interest charged at 3% above Bank of England base rate for each day the payment has been outstanding.
Default charge for loss of keys: Equivalent to cost incurred.

Fees for tenants, in accordance with the Tenancy Act 2019, as of June 1st 2019:

First months rent: In Advance
Any changes made to the tenancy documents after the commencement of the tenancy (e.g. permitted occupier added, permission to have pets) : £50
Deposit : 5 or 6 weeks rent (depending on the rental amount)
Holding deposit (assuming you cannot proceed straight away) : 1 weeks rent
Early termination (when requested by the tenant): A charge not exceeding the financial loss experienced by the landlord.
Utilities: Council Tax, TV License, Gas, Water, Electricity, Broadband Provider, etc.
Charge for late payment of rent: Limited to interest charged at 3% above Bank of England base rate for each day the payment has been outstanding.
Default charge for loss of keys: Equivalent to cost incurred.
